Aberdeen International Business Park is a 40-acre site, strategically located adjacent to Aberdeen Airport.

Once completed, it will offer one million ft² of fully serviced, high quality, landscaped office space. The first phase of the development, which encompasses 300,000 ft², is due to be ready for occupation in August 2014. SDS was required to supply and install surface water management and sustainable drainage systems.


The main purpose of the project is to further develop Aberdeen’s status as an important hub in the international business community.

Its primary objective is to attract premier league businesses to establish a base in Aberdeen and to encourage many of the world’s largest oil exploration, production and service companies to retain their bases here. With oil production now expected to extend beyond 2050, these businesses are enjoying significant investment in new oil fields and the redevelopment of existing fields.

In meeting the primary objective, the project will deliver state-of-the-art work and leisure facilities, in the form of a master planned business park comprising a broad range of building sizes and employing the latest developments in construction services. In addition to office space, the park will provide a crèche, restaurant and cafes, gym, medical suite, hotel, sports and retail facilities.

On behalf of Aker ASA JV with Abstract, who will handle all aspects of the development and will also establish and run a full facilities management operation for the Business Park, SDS was commissioned by Bowmer & Kirkland, who were appointed as main contractor and awarded the drainage, foundations, services and hard landscaping packages to David Smith Contractors.

Although not originally specified, SDS was called upon to provide expert advice on how best to integrate a bespoke sustainable drainage and surface water management system. In being able to offer a complete package to the site’s individual requirements, comprising design, manufacture and installation, supported by an ongoing maintenance facility, SDS was ultimately commissioned to take charge of and deliver this important system.

The system comprises two GEOlight® tanks with a combined capacity of 2,720m³, working in conjunction with a variety of SuDS measures including filtration and bioretention technologies, permeable paving and soakaways.


Despite this being an exceptionally busy period for SDS, the company undertook the project within a little over four weeks, in the process setting an example of best practice SuDS procedures. The development met the level of treatment required by the Scottish Environmental Protection Agency (SEPA) to help protect the water quality of the River Dee.

On 20 February 2015, Phase 1 of the park was delivered exactly on schedule and on budget. The development achieved BREEAM ‘Excellent’ and EPC ‘A’ ratings and was completed in just 84 weeks, which included a complex category B fit out.

SDS GEOlight®

SDS GEOlight® is an ultra-lightweight honeycombed modular structure, the ready to install units are preformed to provide an underground stormwater storage facility, for the application of stromwater management.

SDS GEOlight® is an ideal material for cost efficient and maintainable underground water storage during storm conditions. It is constructed entirely from post-consumer recycled PVC waste, which is normally destined for landfill.

It can also be applied in many different ways, including water recycling, water pollution control and embankment protection.
